POSITION OVERVIEW:
Responsible for performing routine building and equipment maintenance. Responsible for identifying, assessing, and repairing basic, intermediate, and complex issues, ranging from basic housekeeping and maintenance to machinery and troubleshooting. Ensure building machinery and systems meet or exceed their rated life. Knowledge of codes, laws and regulations pertaining to the operations of the facility are mandatory. Perform other tasks as assigned.
ESSENTIAL FUNCTIONS:
Ensures operation of machinery and equipment by completing preventive maintenance requirements on electrical circuits, motors, pneumatic systems, and production machines, following diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications.
Ability to demonstrate effective troubleshooting and problem solving.
Controls downtime by informing production workers of routine preventive maintenance techniques; monitoring compliance.
Maintains heating, cooling, and plumbing systems to ensure functionality
Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g., switches and outlets, LED, HID, incandescent and fluorescent bulbs and tubes, ballast, fuses, cords, etc.) using appropriate hand, power, and specialty tools.
Performs minor plumbing maintenance (e.g., replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers and similar devices, etc.).
Performs minor painting, carpentry, and masonry work (e.g., preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
Orders parts and maintain required documentation.
Performs other work-related duties as assigned.
Must be able to work flexible hours for critical maintenance and repairs.
EDUCATION AND EXPERIENCE:
High School diploma or GED preferred.
1-2 years working experience in facility maintenance.
Understanding of commercial HVAC systems and a strong mechanical aptitude
Electrical experience up to 480 VAC/32 VDC
Pneumatic tooling and controls
REQUIREMENTS:
Strong communication and interpersonal skills
Microsoft Outlook, Access, Word, and Excel
Ability to use common hand, battery, and pneumatic tools
Ability to understand and follow directions as given
Ability to work with minimal supervision
Valid SC Driver s License
Ability to lift minimum 50 lbs. and push 75 lbs. (equipment and supplies).
Ability to climb ladder and step ladder.
Bending at the waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
